The property involved is located south of Detroit,Avenue
and 1240 feet went of Beach Boulevard and is presently.

The applicant has requested that the minimum ,lot size of
6000 square feet be waived along with the standard yard
requirern«nts and the requirement that lots abut upon 'a
street. In Addition, the applicant has requested that
the "per unit" park and recreation fees be,ba,sed on 'a.
