Hert:Wlth is the Planning Commission recommendation for
approval-oC__11a arianca_585_Jor Capitol Returns, Inc.,
involving exceptions to the Subdivision Section of the
Huntington Beach Ordinance Code, for Tentative Tract 3274.
The property involved is located south of Detroit Avenue
and 1240 feet west of Beach Boulevard and is presently
zoned R-5 Professional, Motel, and Trailer Park District.
The applicant has requested that the minimum lot size of
,,6000 square feet be waived along with the standard yard
requirements and the requirement that lots abut upon a
etreet. In addition, the applicant has requested that
the "per unit" park and recreation fees be based on a
6000 square foot lot, equaling approximately 4.75 lots
per gross acre.
The Planning Commission held a public hearing on the
matter on June 49 1963, at which time the engineer for
the applicant explained the proposal.
By unanimous vote of the Planning Commission the request
to waive the minim= lot size, Cite yard requLrements, and
the provisign that lots abut a public street was approved
subject to tYto recordation of raid tract and the installa-
tion of facilities and landscaping similar to that shown
on the plot plan. it was the concensus of the Planning
Cotmission that the park and recreation fee be based on
a per unit basis and not on an average 6000 square foot
lot size, therefore, this Portion of the request was
denied.
