O F City Council City Hall Huntington Beach, California Gentlemen: T R A N S M I T T A L Herewith is the Planning Cnasrission recpmendatlon for approval of Conditional Exception UV 1597 for Oakhurst Land CmWsny involving exceptions to the Subdivision Section of the Huntington Reach Ordinance Code for Tentative TracL Map No 520b . The property involved is located north at Adams Avenue d approxi- w4telan y b15 feet east of Brookhurst Street and is presently zoned R-3 Limited Multiple Family Residence District and R-2 Two Faulty Residence District. The agPIAcant has requested that the minimum lot size of WOO square feet f. waived along with the standard yard requirements and the require -anent that lots abut upon a street. In addition, the applicant has requested that the park and recreation tees be waived, The Planningg Commission held a public hearing on the matter en June 18, 19b3, at which time the applicant explained the proposal. By unanimous vote oz the Plarnning Commission, the request to waive the v i:iiiazxa lot size the yard requirements, and the provision that lots abut a pubiic street was approved subject to the ze.. cordation of said tract and then installation of tacilities and landscaping similar to that storm on the plot plan. It was the coacensus of the Planning Commission that the park and recreation tee ire based on a per unit basis acid not on an average b000 square toot lot size, therstore, this portion of the request was denied. Theretore, they Ctty Planning Comission recomrends approval of the waiver of lot sizes, the yard regriiremsnts, and the require at that lots abut a street subject to the recordation of said map and the installation of #acilities and landscaping approximately the sawn as shoran on the plot plan, and further recommends denial of the waiver of the park and recreation tee.
