Gentlemen:
Herewith is the Planning Commission recomneadation for approval
of Conditional Exception UV #597 for Oakhurst iand,Company involving
exceptions to the Subdivision Section of the Huntington Beach
Ordinance Code for Tentative Tract Map No 5206.
The property involved is Located north of Adams Avenue sand approxi-
mately 615 feet east of Brookhurst Street and is- presently zoned
R-3 Limited Multiple Family Residence District and R-2 Two Family
Residence District.
The -applicant has.requested that the minimum lot size of,bOOO squaie
feet be waived along with the,srandard yard requirements and the
requirement that lots abut upon a street. In addition, the applicant
has requested that the park and recreation tees be waived.
