Gentlemen:
Herewith is the City Plannin950
Commission recommendation for
approval of Use Variance No for Huntington Harbour Corpor-
ation involving exceptions to the Huntington Beach Ordinance
Code for Tentative Tract No 5360.
The property involved is located approximately 330 feet south of
Neil Avenue (extended) and 600 feet wrest of Algonquin Street and
is presently zoned R-1, Single Family Residence District.
The applicant has requested seven exceptions to the Ordinance
which are as follows:
1. To allow the subdivision and development of property for use
for single family dwellings and appurtenaft structures on
waterfront lots with a minimums area of 5000 square feet per lot.
2. To allow the reduction of Lot frontaggees and street widths as
indicated on Tentative Tract Map No 5360.
3. To alloys a front yard setback cf 10 feet, except that the set-
back shall be 20 feet where the garage is entered directly from
the street, on waterfront lots 1 thru 82, with the exception of
tots 3, 7, 21, 25, 39, 43, 57 and 61.
4., To allow a rear yard setback of 10 feet from the bulkhead on
waterfront lots ! thru 82.
5. To Allow a front yard setback of 15 feet, except that the set-
back shall be 20 feet where the garage is entered directly frog

7. To allow side yard setbacks of 5 feut, exce t that fireplaces
may project three feet into the required side yard for a
maximum lineal distance of 10 feet on waterfront and non -
waterfront lots.
It was the concensus of the City Planning Commission that this
request was similar to those that had been previously approved.
By unanimous vote of the City Planning Commission, Use Variance
No 650 was approved and recommended to your Honorable Body for
