.Herewith is the City Plannin950
Commission recommendation for
approval of Use Variance No for Huntington Rarbour Corpor-
ation involving exceptions to, the Huntington Beach Ordinance
Code for Tentative Tract 'No 5360.
The property involved is located approximately 330 feet south of
Heil Avenue (extended) and 600 feet west of Algonquin Street and
is presently zoned R--1, Single Family Residence District.
The applicant has requested seven exceptions to the Ordinance
which are as follows:
1.
To allow the subdivision and development of property for uae
for single family dwellings and appurtenant structures on
waterfront lotswith a minimum area of 5000 square feet per lot.

To allow the reduction of lot fronts ges And street widths as
indicated on Tentative Tract Map No 5360.

Re: Use Variance No 650
7. To allow side yard setbacks of 5 feet, except that fireplaces
may project three feet into the required side yard for a
maximum lineal distance of 10 feet on waterfront and non
waterfront lots.
It was the concensus of the 'City Planning Conurission that this
request was similar to those that had been previously approved.
By unanimous vote of the City Planning Commi, saiorUse Variance
No 650 wnas approved and recommended to your Honorable Body for
ap6.oval.
