RE: CONDITIONAL EXCEPTION NO UV 659
Gentlemen:
Herewith is the City Planning Comission recommendation for approval
of Conditional Exception No 659 for Fernhill Homes involving
exceptions to the Huntingtcn Beach Ordinance Code for Tentative
Tract No 54:30.
The property involved is located at the northwest corner of Warner
Avenue and Graham Street and is presently toned R-4�.Xultiple Family
•' Residence District.
- The applicant has requested three exceptions to the Ordinance which
are as follows:
1.
Waiver
of
requirements that lots abut a street.
Z.
Waiver
of
all yard requirements.
3. Waiver of minimum 6000 square foot lot size and lot widths
requirement s .
By unanimous vote of the Cl.ty P1aiuling Commission, Conditional
Exception No 659 was approved and recommended to your Honorable
Body for approval.
