HE: CONDITIONAL EXCEPTION - UV 166-14•
Gentlemen:
Herewith is the Planning Commission recommendation for
approval of UV J966-14 for Slater Development Company,
905 North Euclid, Anaheim, California. Said request
involves deviations to the R--c No Family Residence District
req-xirements and the Subdivision Ordinance Code for Tentative
Tract Nap No 5924.
The property involved in located south of slater Avenue,
66U feet weet of Goldenwest Street.
The applicants request is to construct a single family
development with various exceptions to the Huntington Beach
Ordinance Code.
Use Variance No 56-14 was approved amd recommended to your
Honorable Body for approval upon the following conditions
and all other requests should be denied:
1. All streets shall comply viyh standards proposed
by the Department of Public Works and approved
by both the Planning Commission (August 3, 19b5)
and City Coimcil (September 7, 196ta).
2. The minimum front yard shall be 10 feet except
the minimum front yard for garaged entered
directly from the street shall be 22 tee.+,. This
condition of approval is not general in nature and
a precise pl..n shall be submitted to the Planning
Department for approval prior to issmanoa of amp►
building permit. Said plan shall delineate the
house location on each lot.

3. A full-grown tree, as approved by the Part
Supervisor, shall be planted in the front yard
of each lot and in exterior side yard of each
corner lot.
4. The minimum lot frontage shall be not less than
50 feet wide with 5000 sq, ft* of lot area, An
average lot width of 60 ft. of frontage with
6000 sq. ft. of lot area shall be provided for
each six contiguous lots in a block.
5. A 10 ft. ninimum rear yard setback on irregular
shaped lots may be permitted provided that the
average setback .for the building is 20 ft. 0n
other lots a 10 fto rear yard setback may be
peraitted for a portion of the dwelling provided
a total open apace of 900 sq. fte with a minimum
dimension of 20 ft. is maintained.
The Code provides that the City Council may deny the request
or approve it by adopting a resolution.
