Hunsaker ang Bone , Box 1216 Pleetwuod Annex, Covina, California. Said request involves exception to the Huntington Beach Ordinance Code for Tentative Tract Hap Cos. 5464 , 5602 and 5603. The property is located on the east side of Cannery Street and 1024.8 ft south of Adams Avenue , and is zoned X-1 Si.tgle Pami.ly Residence Distriet. The applicants request is to construct a planned residential development consistiAg of 242 liring units in said sons. By unanimous vote of the Planning Commission, Conditional Breeption UT #663 was approved and recommended to your Honorable Body for approval upon the following conditions 1. The "Plot Plan" , designated Alternate Plan to the keTised Bap received August 49 1964 , shall be the approve& plan. 2. All public streeto shall comply with City Standards. 3• All private streets shall comply with adopted Planning Commission Standards. The island in Sunrise Drive shall be maintained by the Assooiation. 6. Lighting systems shall be installed on all private drives and common areas with illuwination equal to lighting on public streets. 7. All utilities shall. be installed underground. 8. There shall be no fence, structure, or laadscaping constructed or maintained over 3* feet higb within a 10 ft. by 10 ft. triangular area at the intersection of drives and streets or within a 25 f t. by 25 ft. triangular area at the intersocition of streets. 9. Ihnusaker and Sons were advised by the City staff that the proposed sale of individual units In the project as condocat.niuvw would require submittal and approval of a tentative subdivision map. S. V. Hunaaker h Sons requested a deferral of the hearing relating to U. V. 1663, to allow time for the preparation and subaitta.l of a tentative tract map. Mile hoarinq was deferred as requested. 5. Hunsaker and Lions entered into escrow to pay $30 000. for the necessary drainage easement and p=p station site (Escrow to clone upr,n "'approval of tentative tract 15464 by the City of Huntington Beach"). 10. A certified copy of the escrcrd papers was filed with the City Engineer., 11. The Planning Cacanission approved tentativ#a tract #5464, reducing OM per.- witted density of units to 242, which is approximately the amount pelrtaitted oa the property under the R4-Y and Al-Y zonirg. The Planning CAaission also attached other conditions to the approval, and "continued" U. V. 1668 until submission of a revised tentative map and plot plan showing 242 units ir•stead of 274 units. 12. S. Y. Hunsaker and Sons appealed to the City Council to approve tentative i tract 15VA with 274 units. 13. City Council denied the appeal, and sustained the actl.er of the Planning Commission on tentative tract 15464 (which was an action of approval subject to conditions including a condition establishing a density of 242 units). 14. All escrows closed as iastructed, Lased on City Council approval. 15. A revised tentative tract map was submitted showing 242 units. S. Y. Sunsaker & Sons have appealed the conditions required by the Planning Commission fo. approval of the subieet tentative map. The prime reason for the appeal is the required reduction in the number of unite for the condominium project. Such reduction is strictly a compromise on the part of the Commission. The developer proposed 274 units ; the adopted Master Plan for the area would allow 170 units; and a standard subdivision would develop about 130 utaits. Since a small portion of the property is presently zoned County R-•4 and the remainder County A--1 , the 242 units approved by the Commission !a the maximum number units that could be developed under this zonJmg. The Co=iesion definitely stated that it was only because of this e-.inting zoning that the 242 unite was approved. Otherwise it eo uld be limited to a single family density of 170 units. The applicant is also appealing the continuance of the variance which has to accompany the tentative map.
