Coav ission recommendation for approval
of Conditional Exception No involving excepptions to the Huntington
Beach Ordinance Codas fur Tentative T ract No 5419.
The property involved is located north of Indianapolis Avenue between
Newland and Cannery Street& and is presently toned R•1 Si.ngla Family
Residence District.
The modifications represented by this exception involve quite a de-
parture from the usual tract develdrnent and the Planning Camission
recommends approval of the followit.g items:
1. 50 foot right-of-way streets.
2. 10 foot minimum front yard setbacks for fences not over 6 feet in
height and for garages with a side approach; however, for ggerms
which are entered directly from the street, a min iwKm of 20 foot
setack will be provided.
3. 15 foot ainiasm front_ yard setback for fences over 6 feet in height.
4, 6000 aqware toot averap area for lots in each block but not less
than 5000 square feet in any one lot.
5. A minion of 3 foot side yard on on* Bide of a lot provided the
abutting side yard of the adjoining lot is not less than 5 Feet.
6. 15 foot m1nium rear yard setback on irt*gular shaped lots and
on other lots only wlrre a front patio is provided.
