Knuckle lots having less than 45 ft. of frontage and less than 60 ft. of width at the 20 ft. setback line on lots 9 thru 25 and between oul-de- sacs on Lot 28; 4. Area of Lota 26 thru 31 to be averaged to meet the minimum :tot requirements; 5. Lots 1 and 43 to have lees than 60 ft. of frontage; 6. Minimum front yard setback of 10 ft, with a 20 ft. setbac1c for garages entered directly from a street; 7. 10 ft. rear yard setback having lees than the required 900 sq. ft. of open space. 0 0 The setbacks proposed have been previously approved for development of similar subdivisions.
