RE: CONDITIONAL EXCEPTION - UV 166-9.
Gentlemen:
Herewith is the Planning Commission recommendation for
approval of UV #66-9 for Capistrano Land Company,
10889 Wilshire Blvd., Los Angeles, CaliforAia. Said
request involves deviations to the R-A Residential.
Agricultural Die triet requirements and the Subdivision
Ordinance Code for Tentative Tract Map No 6188.
The property involved is located north and mouth
Indianapolis Avenue and east of Cannery Street.
The applicants request is to construct a single family
development with various exceptions to the Huntington
Beach Ordinance Code.
Use Variance No 66--9 was approved and recowneaded -to
your Honorable Body for approval upon the following
conditions and all other requesto should be'deui ed:

1. All stresta shall comply with standards proposed
by the Department of Public Works and approved
by both the Planning Commission (August 39 1965)
and City Council (September ?, 1965). Conditions
of Tentative Tract So 6188 shall prevail.

2,. The minimum front fazd shall be 10 ft. except
the minimum tront yard for garages entered
directly from the street shall be 22 ft,
This condition of approval is not general
in nature and a precise plan shall be submitted
to the Planning Department for approval prior
to issuance of any building permits. Said plan
sr a7.1 delineate the house location on each lot.
3. A f:al—grown tr e!, an approved by the Park
Supervisor, shall be planted in the front yard
of each lot and in the exterior side yard of
each corner lot.
4. The minimum lot frontage shall not be ?ess than
50 ft. wide with 5000 sq,. ft. of lot area. An
average lot width of 60 ft. of frontage with
6000 sq. ft. of lot area shall be provided for
each six contiguous lots in a block.
5. A 15 ft. rear yard May be pernitted, provided
an open space of 900 sq. ft. with a minimum
dimension of 20 ft. is maintained. Said open
space shall not i'zalude any type of roofel straofure;
enclosed structurn, driveway, driveway easement
or open parking area.
The Code provides that the City Council nay deny the request
or approve it by adopting a resolution.
