TaLE June 14, 1967 (< <"! i' Honorable City Council CPA City of Huntington Beach c/o City Clerk 7 'j---- Huntington Beach, California --'------,................•..- - cIrr c:.rJtJt Gentlemen: Re: Appeal on Use Variance No. 67-24 On June 6, 1967, the City Planning Co; icsion considered and recommended approval, in part, of Use Variance No. 67-24. This use variance was filed by us in connection with the filing of Tentative Tract No. 6405. Said tentative tract was also approved by the Ccmmission on June 6, 1967. It comprises a resubdivisfon of the north portion of recorded Tract No. 3481 in Huntington Barbour. The purpose of the new map is to provide an improved design with additional waterfront lots, but with an over-all total of 12 less lots than presently exists under the recorded map. The use variance requested by us is necessary in order to implement design and construction of the improved layout shorn on Tentative Tract No. 6403 . Specifically we wish to appeal to you to approve the use variance items not recomended by the Commission which would permit development of Tract No . 6405: 1 . Allow waterfront lots having minimum average widths of 50 feet per lot (the C,.nm ission has recounaended that the 50-foot width be provided at the front se;.back line) . 2. Allow waterfront lots with a minimum of 35 pineal feet of frontage. for every lot (the Co=i:asion has iecomcnende 45 feet of frontage even for cul-de-sac lots) . 3. Allow .20-foot front yard setbacks for garages having direct ccitrances from the adjoining streets (the Co=Ission has held for a 22-foot front yard setback) . In support of our appeal, we wish to bring to your attention the following . ..... pertinent facts: 1. The subject tract constitutes a proposed resubdiviaLon of s portion of recorded Tract No. 5481. The recorded asap contains numerous late having frontages of 30 'to 32 feet at., the 46ds of the cul-de-sac .streeks. Our request. wauld it Increase, the min frintage to, 35 `feet, thereby pro ding greater front• a _thAn, now exits but at' ,the 4"t tim6 P' 'o i -of.Ibis. at. the end :of cAch cip for..a reaso nable nuiabrr , ul de-voc': Honorable City Council Page 2 City of Huntington Beach June 14, 1967 2. Recorded Tract No. 5481 has a large percentage of lots which have an average width of 50 feet, but which do not have a Width of 50 feet at the front setback line. The new layout still Necessitates a design which permits an average 50-foot width in certain cases in order to effect an efficient and e9thetically beautiful design for the island fingers. However, we wish to again emphasize thhat the new design contains 12 less lots than the recorded map. This, we feel, furnishes a clear indication of our efforts to conform to the standards presently in fnrce in the City of Huntington Beach. The granting of our appeal will simply allow us to develop the p_operty with a lesser density and a Scatter design titan will be the case if we develop the property under the design shown an the recorded map. 3. The 20-foot front yard setbacks requested under the use variance for garages have direct entrance from the adjoining streets and will simply permit the tots in the new tract to be developed with exactly the same front yard setbacks as the lots in recorded Tract No. 5481. We respectfully request youi approval of our appeal on the basis that Tentative Tract Map 6405 is a redesign of the recorded Tract 5481 and that the changes will benefit the City, the future homeowners and the corporation .
