Urge Variance No. 67-24. Applicant: Huntington Harbour Corp. LocatioL: Northwesterly of Yamboldt Drive, approximately 130E ft. west of Snybrook Lane. UV Reaue_s„t_: To permit- ;subdivision and devolopment of the property as indicated on tentative tract no. 6405 for single family dwell- in s and appurtenant structures as follows : (15 On waterfront lots with minimum areas of 5000 sq. ft. per lot and minimum average widths of 50 ft. per let. (2) On waterfront lots with a minimum of 35 lineal feat of frontage for every lot. (3) Adjoining atreets with minimum 50 ft. right-of-way widths (no change in 40 ft. roadway widths) except for a 52 ft. right-of-way width for Wayfarer Circles and a 55 ft. ^ig t-of-way width for Carousel Lane adjoining Kota 180-186, inclusive . (4) Adjoining cult-de--sacs with 45 tte property line radii.. The development criteria will be the same as on recorded tract 5481 , but with more waterfront- lots . 3 . This use variance Was filed by us in connection with the filing of Tentative Tract Nn. 6405. Said tent%Live tract was also approved by the Commission on June 6, 1967 . I: comprises a resubdivision of the north portion of recorded Tract No. 5481 in Huntington Arbour . The purpose of the new map is to provide an improved design with additional waterfront lots, but with an over-all total of 12 lees lets hsn resentty exists under tf.e recorded map . The use variance requested by us i_' necessary in order to implement dea+gn and construction of the improved layout shown on Tentative Tract No. 6405. Specifically we wish to appeal to you to approve the use variance items not rectmaaended by the Commission which would permit development of Tract No. 6405: 1 . Allow waterfront lots having minimum average widths of 50 feet per lot (the Commission has recomc+ended that the 50-1ort. width be provided at the front setback line) . 2. Allow waterfront lots with a minimum of 35 lineal feet of frontage fot every lot (the roamission has recommended 45 . .ect of frontage even for cul-de-sac lots) . 3 . Allow 20-foot front yard setbacks for garages having direct entrances fro© the adjoining streets (the Coasnisssion has held for a 22-foot front Yard setback) . In support of our appeal, we wish to bring to your attention the following pertinent facts: 1 . The subject tract constitutes a proposed resubdivision of a portion of recorded Tract No. 5481. The recorded map contains .:,;usrerou■ lots having frontages of 30 to 12 feet at that ends of the eu1•de-sac streets. Recorded Tract No. 54Ai ',taa a large percentage of lots which have an average width of 50 feet, but which do not have a width of 30 feet at the front setback line . The new layout still necessitatea n design which permits an average 50-foot width in certain cases in order to effect an efficient and esthetically beautiful design for the island fingers. However, we wish to again esphasine that the new design contains 12 less Tote than the recorded map. This, we feel, .furnishes a clear indication of our efforts to conform to the standards presently in force in the City of Huntington Beach. The granting of our appeal will simply allow us to develop the property with a lesser density and a better design than will be the case if we dovelop the property under the design shown on the recorded map. 3. The 20-foot front yard setbacka requested under the use variance for garages have direct entrance from the adjoining streets and will simply permit the lots in the new tract to hey developed with exactly the same front yard setbacks as the lots in recorded Tract No. 5481 . We respectfully request your approval of our appeal on the basis ghat Tentative Tract Map 6405 is a redesign of the recorded Tract 5481 and that the charges will benefit the City, the future homeowners and the corporation .
