USE VARIANCE NO. 61-33
NOTICE' IS HEREBY GIVEN I that a
public hearing will be held by the City
Planning Commission' of the City of
Huntington Beach In the Council Charn--
ber of the Civic Center, Huntington
Beach, California, at the hour of 6:15
P.M., on Wednesday, July. 5, 1967, for
the purpose of considering a petition
for a Use Variance to regulations of the
Districting Ordinance.
To permit postponement of the
requirement to construct strest im-
provements in accordance with
Section 9730.15 until such time as
adjacent property owners are re-
quired to install same. The sub-
ject request pertains to property
located unrest of Graham Street, ap-
proximately 960.74 feet south of
Heil Avenue. A legal Description
Is on file 'n the Planning Depart-
ment Office. -
Ail interested persons are invited to
attend said hearing- and express their
opinions for or against the proposed
Use Variance requested by said petition.

I would like to appeal a decision of tho Planning
Commission an Use Variance 467-33 based on the follow-
ing facts:
1) 1 feel tbat the argument3 presented to the
Planning Comui.ssion are still valid.
2) Adjacent property owners feel ati:ongly that
the improvements would detract from the existing ap-
pearance of the are.4 in that it: would present a piece:
meal effect.
3) Directing attention to the rninutas of tho City
Council meeting of. June 19, 1967, requestingwaiver of
dedication and improvements from Mr. Gomer Sims, I feel
that the sametreatment should ba given to adjacent
property owners.
i would like to request waiver of both Plamiing
Commission Ming fees and Cit7 Council appeal fees,
as I feel that like treatment should be granted',

It is my wish that you
ermit the postponomeant of the

I live adjacent to Mr. Kosters property and it_ is my
feeding that a piecern eal improvement of Graham would be
detrimental to myrielf and to others in this area. It could
also create a hazardou, traffic condition.
In addition I believe we all can agree that piecemeal
construction is the least efficient method. I also understand
that you gentlemen allowed a similar postponerneInt to an
adjacent property owner; there ore I pray that you grant Mr.
Koster thin came privilege.
If you wish mr to appear' before the council regarding
this matter please inform me by earliest mail end I shill
do your bidding.
