Planning Commissiou Action:
Appi,oved and recommended for approval by th-3
City Council upon the following conditions:
1) All Streets shall comply with sta;.ndaras proposed
by the Department of Public Works and approved
by both the Planning Commission (A st 3, 1965)
and City Council (September 7, 196
2) The minimum front yard sha11 be 10 ft. except
the minimum front yard for garages entered dire&,bls'
from the street shall be 22 ft. This condition or,
approval is not general in nature and a precise
plan shall be submitted to the Planning -Depart-
ment for approval prior to issuance of any build-
ing permits. Said plan shall delinf:ate the house
location on each lot.
3) A tree, equivalent to a 30 inch box tree, ao
approved by the Park Supc i� -visor, shall be planted
in the front yard of each lot and in the exterior
side yard of each corner lot.
4) The minimum lot frontage shall not be less than
50 ft. Wide with 5000 sq. ft. of lot area. An
average lot width of 60 ft. of frontage with
6OC-0 sq. ft. of lot area shall be provided for
each six contiguous lots in a block.
5) An 18 inch wide easement for utility purposes shall
by provided adjacent to all sidewalks. Construction
of any vertical structure within said easement shall
be approved by the Department of Public Works.
6) Three car garages shall be permitted.
