As industrial land and building developers, vo probably have the largest investment in this part of the city, with the exception of the regional shopping center and the junior college. Our industrial buildings are approximately L75 feet south of the subject property. The City of Huntington Beach has very little prlwe industrially zoned property at this time. The area of Gothaxd and Edinger is one of the only two or throe areas that are considered prime. No' do not think a cmtmerclal use of this nnture is nov necessary to further enhance the future industrial develop.acrit of the arts„ ourselves, being active daily in than area have constant inquires for available industrial and office space, but never a request for a eating place. Newport Beach, California U r0 Dear Mr. Croul : Regarding our conversation yesterday on tentative plans for a restaurant at Edinger and Gothard Streets , I wish to re-state our posit-lon. a� .o, We firmly believe that a restaurant at this location would be beneficial to this industrial area as it exists at this time. Manufacturing plants , such as ourselves , employ a large number of factory workers on short: lunch periods . The convenience to these people of having un eating estab- lt%ihment here is apparent . Also , thinking toward the future , a restaurant here will help serve the needs of future businesses yet to be built in thts industrial tract. Not to be overlooked is the Fact that it would help draw new business into the area , as a well estab lis lied restaurant close by always (ices . While the rest.auran4s in the Huntington Center are ade- quate for Oose of us with Longer ,lunch periods , satisfac- tory sen ice is difficult because of competition with shoppers And the large number of store pe rs Dnnel who take their lunch at the same time . For the reasons stated above , we wish to go on record as being wholly in favor of a restaurant in this area and believe that other manufacturers in the tract feel as we do .
