Transmitted herewith is the Planning Commission recommendation
for approval of Use Variance No. 67-58.
Applicant: Tustin Village Inc.
6000 West Coast Hwy.
Newport Beach, Calif.
Location: East side of Bushard Street, approximately
660 ft. south of Hamilton Avenue,
UV Rejuest: To permit reduction of the minimum right-of-
way widths and reduced lot frontages as
shown on Tentative Tract Flap No. 5017
and to permit a 10 ft. front yard setback
for houses having side entry garages.
Reasons given bar applicant (In Brief) :

1. Requests are in keeping with standards adopted
by City Council and Planning Commission.
2. This has been done in other subdivisions in the
area.
3. Reduced right -of --way widths allow groater .lot
sizes, and will not, lower construction standards
below others in the area.
