Transmitted herewith is the Planning Commisaion re3commendation -- for approval of Use Variance No. 67-58. Applicant: Tustin Village Inc. 6000 west Coast Ilwy. Newport Beach, Calif. Location: East aide of Bushard Street, approximately 660 ft. south of Hamilton Avenue. UV Request: To permit reduction of the minimum right -or - way widths and reduced 4ot• frontages as shown on Tentative Tract Map No. 5017 and to permit a 10 ft. front yard setback for hounds having Fide entry garages. Rc a s ons Riven by a-pp13� (In Brief): 1. Requests are in keeping v,lth standards adopted by City Council and Planning Commission. 2. This has been done in other subdivisions in the area. 3. Reduced right: -of -way widths allow greater lot sizes, and will not lower construction standards below others in the area. Planning Commission Action: Approved and recommended for approval by the City Council upon the fallowing conditions: 1.. All streets shall comply with standards proposed by the Department of Public Works and approved by 'both the Planning Commission (Au ust 3, 1965) and City Council (September ?, 19G5�. 2. The minimum front yard shall be 10 ft. except the mirYim= front yard for garages enteroA directly from the street shall be 22 ft. This caudition . of approval is not general in nature and a precise plan shall be submitted to the Planning Department for approval prior to issuance of any building; permits. Said plan shall delineate the house location on each lot. 3.
