To The Members of the City Council
City of Huntington leach
Gentlemen:
Enclosed Is my check for $75.00 for the appeal feo for tty office location at 1d001 Much
Boulevard. I would like to explain some of the background concerning my variance
requestrMr o on the southwest con f c ul va d o .
beach b e r nd Talbert Avenue.
A little over two years ago the variance was granted xith a waiver of Affilto Impmvemenh
by the city, upon m/ delivering a dried of dedication of tiwr, Talbert Avenue portion of
the property. Upon expiration of this variance, a new one was Qrwnted with the stipulation
that all offsite Improvements be completed. As you know, the Intersection has been
signalized and about i 5% cf the required Improvements under the new varlarwce have boon
secured. In this new request for variance, I am asking for a waiver of the balance of the
offsite improvements, In consideration of the fact that i am occupying the prembas only
on a month to month basis. Most of the curbing and gotten and pave-cuts here been
secured, it is my Intention if ties variance is granted, to prucootl immediately with lnnd-
s.a in and beautification of the remaining unim vend area.
P A g f+'a
One of the major factors In requesting the variance is the fact that the awners have proceeded
with diligence to acquire title to the balance of the lots in the approximate 10 ocre sign.
There are still lots Involved in quiet title action in Supe►lo1 Court and the owkwl s we still
attempting to cfoor this property 'tier prime deveiopment. Until wch time as this troy occur,
my real estate office offers them the opportunity of a sufficient Income to per a portion of
the taxes and also semi-improwas what could otherwise be on eye-sore in the neighborhood.
Prior to my improvement of this corner, to its present condition, It wat a receptocls hw
junk con,and miscsllorseous nAblsh, presenting o real eye- ore and poor impression to south-
bound visitors to our community.
I would like to point out for your consideration that this office location accounts for about
60% of any current business. This office employs five people or more, with an ave age
annual pa roll of o6out M,000.. Those people reside in Huntington Bosch, and spend their
money in ingt+on Seach. It is only a temporary location for me until such time as 1J
pernandnt ileveloprwsnt Is able to proceed on the promises. The loss of this business site
