Transmitted herewith is the Planning Commission recommendation
or- approval of Use Variance No. 67-70.

Location: West of Goldenwest Street, between
Palm Street and Mansion Avenue.
UVRequest: To permit- the following:
1) Front yard setbacks of 6 feet with
side entry garages;
2) Street sections as approved by ,the
City CouncLI on September 7, 1965;
3) 0 f t . side yards on one side of
selected lots;
4) 6 ft. setback with straight -in drives
on lots abutting golf course and on
cul-de-sac bulb lots, providing suit-
able off-street parking is provided; and
5) Reduced rear yards to.10 ft. on lots
abutting golf course.

2 . The mir. imam front yard shall. be 10 f t . exco pt
the minimum front yard for garages entered
directly from the st.reat shall be 22 ft.� This
condition of approval is not general in mature
and a precise plan shall be submitted to the
Planning Department for approval prior to
issuance of any building permits. Said plan
shall delineate the house locution on each lot.
3. A tree, equivalent to a 30 inch box tree, as
approved by the Street Tree Supervisor, shall
be planted in the front yard of each lot And
in the exterior side yard of each corner lot.
4. An 18 inch wide easement for utility purposes
shall be provided adjacent to hll_ sidewalks .
Construction of &ny vertical structure within
said easement shall be approved by the Depart
meat of Public Works. This condition shall
apply to streets having parkway width of lass
than 7 ft.
5. 110„ side yard setbacks on one side of selected
lots may by permitted subject to final review
by the hoard of Zoning Adjustments.
6. Ten foot rear yard setbacks on lots abutting
the golf course may be permitted; however, the
required 900 sq. ft. of open space shall be
provided on she lot.
