Paul Jones, City Clerk - csry `Liltrt' Transmitted herewith in the Planning Commission recommendation for approval of Use Variance No. 67-70. Applicant: Green Hills Development Co. 10522 S. Santa Gertrudes Whittier, California cat on: West of Goldenwest Street, between Pater Street and Mansion Avenue. UV Request: To permit the following: 1) Front yard aetbackc of 6 feet with side entry garages; 2) Street sections as appr-:j-wrd by the City Council on September 7, 1965; 3) 0 ft. side yards on one side of selected lots; 4) 6 ft. setback with straight -in drives on lots abutting golf course and on cul-de-sac bulb lots, providing suit- able off-street parking is provided; and ;) Reduced rear yards to 10 ft. on lots abutting golf course. Reasons given by applicant (In Brief): 1. The minimum front yard shall be 10 ft. except the minimum front yard for garages entered directly from the street shall be 22 ft. This condition of approval is not general in nature and a precise plan shall be submitted to the Planning Department for approval prior to issuance of any building permits. Said plan shall delineate the house location on each lot. 3. A tree, equivalent to a 30 inch box tree, as approved by the Street Tree Supertrisor, shall be planted in the front yard of each lot and In the exterior side yard of each corner lot. 4. An 18 inch wide easement for utility purposes shall be provided adjacent to all sidewalks.
