GLia 41emen: Herewith ie the City Planning Commission recommendation for approval of Uee Variance No 689 for Huntington harbour Corporation involving exceptions to the Huntington Beach Ordinance Code for Tentative Tract So 5481. The property involved is located approximately 150 ft south of Winger Avenue and 2500 ft west of Algonquiz Street and is pre©ently toned R-1, Single family Residence District. The applicant has requested seven exceptions to the Ordinance whioh are as follows: 1. To allow the subdivision and development of property for use for single family dwellings and appurtenant structures on waterfront lots with a minimum srea of 5000 sq. ft. per lot. 2. To allow the reduction of lot frontage* and street widths an indicated on Tentative Tract Up xo 5481. 3. To allow a rear yard of 20 ft., except that one wing of the main building, not wider than 250 of the narroa►get width of the lot, may project to not lees than 10 ft from the rear property line on non -waterfront Iota. 7. To allow side yard setbacks of 5 ft., except that fireplaces way project 3 ft into the required side yard for a maximum lineal distance of 10 ft on waterfront and non• -waterfront lots. It was the consensus of the City Planning Commission that this request was similar to those that had been previousI7 11 approved.
