Gentlemen:
Herewith is the City Planning Commission recommendation for
approval of Use Variance No 639 for Huntington Harbour Corporation
involving exceptions to the Huntington :Beach Ordinance :ode.for
Tentative Tract No 5461.
The property involved is lociated approximately 150 ft sou'.h';
of Edinger Avenue and 2500 ft great o: Algonquin Street and is
presently zoned R-1, Single Family Residence District.
The applicant has requested seven exceptions to the Ordinance

4.' To allow a rear yard setback of 10 ft from the bulkhead on
waterfront lots 1 through 248.
5. To allow a front yard setbach of 15 ft, except that the act -
back shall be 20 ft where the garage is entered directly
from the street on non --waterfront lots,
6. To allow a rear yard of 20. ft. , except that one wing of the
main . building, not wider their 25% of the narrowest. width of
the lot, may project to not less gran 10 ft from the rear
property line on non -waterfront lotB.
7. To allow Aide yard setb6cks of 5 ft. , except that fireplaces
may project 3 ft into the required side yard for a maximum
lineal distance of 10 ft on waterfront and non -waterfront
lots.

It was the consensus of the City Planning Commission that
this request was similar to those that had been previously
approved.
By unanimous vote of the City Planning Commission, Use
variance No 689 was approved and recommended to your Honorable
Honorable Mayor and City Council
