We hereby respectfully appeal to you to have Use Variance
#702 be denied for the following reasonst
1 . The master zone plan designates the area in which a
horse stabling request tine been made, an a high density,
multiple family residential at a rate of 60 persons per
acre .
2. We are the owners of over 100 acres of land on the went
side of Brookhurst , both north and south of Hamilton St .
In the very near future we will start development of a
twenty ntllion dollar housing project across the street
from thAs3 proposed horse stabling operation .
In our survey of sites to purchase and develop deluxe
housing , we leAneA heavily ;: ion the "Master Zoning Plan"
of the City of Huntington Bea-:h, knowing that the planning
comeslteeir n and you gentlemen hol given much of your time and
study to cansurnate your approved existing Master Zoning Plan .
Therefore, we felt that we couli proceed w+.th confidence in:
planning and developing a family housing prc;Ject without any
fears of poor planning in this immediate area . We are still
confident that you will not allow adverse developm7its in
this area• which w*auld be contrary to the approved Kanter
Zoning Plan .

3 . The creation of a horse riding, stabling operation in
this immediate area will create many hazards to a deluxe
family housing residential area ; name Lys
(a) The fire hazards from g;:ain and hay storage
(b) Dust from barnyards and riding areas would be detrlaental
to health and properties .
(c) Unsightly sheds, barns , hay storage racks , feeding pens
and corrals , which generally are not maintained in
7ood repair or designed to be compatible with deluxe
residential housing .
(d) Planned landscaping , irrigation of unpaved areas and
beautification of the entire operation is generally
not considered in this business .
(e) Sanitary facilities are inadequate in this operational
use . This inadequacy and neglect creates ideal
conditions for the rapid multiplication of insects ,
odors , and disease which result In wAny health problems
for residents in the area .
Therefore , we respectfully request that Use Variance #702
be dented .

As ov.•ners of property south and west of the intersection of
Brookliurst and Hamilton, we lire vitally concerned over a report
received that a variance has been granted by the Planning Commission
fo: a horse farm or horse stable or riding stable facility in the
area of Brookhurst and Hamilton. Such a facility would very
adversely affect the orderly development of that area in single-
faen". •� and multiple:- family housing. In fact, if such a facility
were perrmMed and inst-alled, it would quite likely change the
present trend of quality hot. sing to that of extremely interior
quality prompted by the obviously offensive nature: of horsey barns
in a residential district.
Therefore, would you plv ase accept this letter as our vigorous+
protest and ask that tar Counci: deny any variance request for the
