The master zone plan designates the area in which a horse stabling request has been made, as a high density, multiple family residential at a rate of 60 persons per acre . 2. We are the owners of over 100' acres of land on the went side of Brookhurst, both north and south of Hamilton St . In the very near future we will start development .of a twenty million dollar hous:.ng project across the aLreet from this proposed horse stabling operation . In our survey of sites to purchase and develop deluxe housing , we leaned heavily upon the "Maester' Zoning Plan" of the City of Huntington Beach, knowing that the planning comminBion and y )u gentlemen had given much of your time and ' existing aster Zonis Plan . I • n d to consummate our approved M g to y t.mm yg Therefore, we felt' that we could procL4ed With confidence in planning and developing a family housing }project without any fears of poor planning in this immediate area . We.,are .still confident that you will not 'allow adverse 'devel, opntents `in this area which would be contrary to the approved Master ' Zoning Plan . C ILI C 'rI, lit HUNTINGTON `-F City Council 2- Max. 27, 1964 Huntington Beach 3 . The creation of a horse riding, stabling operation in this immediate area will create many hazards to a deluxe family housing residential area; namely: (a) The fire hazards from grain and hay storage (b) Dust from, barnyards and riding areas wovtld 'be +detsifaental to health and .-properties . (0 Unsightly sheds, barn-, .,' =:ay storage racks, feeding pen and corrals , which generally are not maintained in ,good repair or designed to be compatible with deluxe residential housing . (d) Planned landscaping, :,rrigation of unpaved areas and bea:utirication of the entire operation is generally- not considered in this business . (e) Sanitary facilities are inadequa' te. Jn this operational . use. This inadequacy and neglect creates ideal - cc::nditions fo}, ha rapid multiplication of insects,. odors, and disease which result in many health problems for residents in the area. Therefore, we respectfully request that Use Variance #702 be denied. i Yours very truly, II:CON CORPORATION ,ss A Lf - e r'• Sanders ,•` 1 J4 ( U AM M t sf ` 1• • i pb V1f VVV HUMTINGTOW BED- J RjNKHR DEVELOPMENT CORP. 2547 -00T 0!/IC6 AOlt.*4xR6 • IOROO MATQLLA,AMANC/M.C'040M MApgY It.14INMtA.b"aaltsawv aapi r.•aG f ./•f,4] April 15, 1964 I City of Huntington Beach City Hall Civic '"enter ,. Huntington Beach, California I Gentlemen: As owners of property south and west of the intersection of Brookhurst and Hamilton, we are vitally conccrn,ed over a report received that a variance has been granted by thr. lannLn gcommission for a horse faun or horse stable or riding stable facility in the area of Brookhurat and Hamilton. Such a facility vould very adversely affect the "orderly development of that area in single- family and multiple family housing. In fact, if such a facility were peri-pitted and installed, it would quite likely change tho` present: trend of quality housing to that of extremely l.nferior quality prompted, by the obviously offensive nature of horse' barns in a residential district. Therefore, would you please. accept this letter as our vigorous protest and age; that the Council deny any variance request for the above-described facility now pending.
