Gent'.emen:
Herewith is the Planning Coimlr.ission recommendation for approval
of Use VariEa)oR No 714 for Deane Brothers;. Said request
involves exception to the Huntington Beseh. Ordinance Code
for Tentative Tract Map "1 5575.
The property involved is located on the south aide of Adams
Avenue, approximately 660 ft enBt of Newland Street Lind is
Zoned R-2 Two Family Renidenee District.
The applicunto request is to construct a planned reoidential
development in the R-2 Zone.
By unanimous vote of the Plamiing Coincission, Usa Variance No
714 was approved and recamnended to your Honorable Body for
approval upon the following conditions:
1. 6000 sq. ft. average for lots in each block but not less
than 5000 sq. ft. i;i any one lot.
2. All utilities shall be installed underground.
3. A full grown tree shall be planted in the front yard of each lot.
4• w petition for a change of zone to R-1 Single Family Rasidence
District shall be filed approzi.-:stely at the time the final
trap is recorded.
