RE: CONDITIONAL EXCEPTIOH UV #715 Gentlemen: Herewith is the Planning Coomission recommendation for approval of Use Variance Igo 715 for Security Fore Corporation. Said request involves exception to the Huntington Beach Ordinance OUde for Tentative Tract Map No 5581. The property involved is located on the south side of Atlanta Avenue, approximately 545 ft east of Beach Blvd,, and is zoned A-3 limited Multiple Family Resilience District. The applicants requeo-u; is to construct a planned residential, development in the R-j Zone. By unanimous vote of the Pla inning CoMmisnion, Use Variance No 715 was approved and reco-mmended to your Honorable Body for approval upon the following conditions Huntin tors. The grater system and fire hydrant locations shall be approved by the Director of Public VorkR and Fire Chief. 5. All utilities shall be installed underground. h. There shall be a minimum setback of 10 ft from a public street for any building or structure. 7. All private streets shall meet the structural atczdards of the Director of Public Works. 8. All private streets shall meet the Standards adopted by the Planning Commission as to ;vi dth and corner radii. 9. Patio covers may be constructed which do not rover more than 50% of the patio area and shall meet that structural requirements of the Building; Department and Fire Department. 10.
