The applicants requeat io to construct a planned development in the R-12done. By unanimouo vote of the City Planning Commis©ion, Use Variance No 716 was approved zuid reeor.mended to yow- Honorable Body for approval Upon the following conditioner.. 1. Fighting system shall be installed on all private drives and common urea,s with illu:iination at least equal to .lighting on public streets. 2. No atructurea, other than thooe shown or. the approved plot plan, shall be constructed within the project. 3. California 4. Recr. eatien faciliti.ea shall be installed within the development and a plan specifying such facilities shall be submitted for approval by the Planning Commission. 5. The water and fire hydrant systems shall be approved by the Director of Public 'Norks and Fire Chief. 6. All utilities ohall be installed underground. 7. There ohall be a minimum setback of 15 ft from a public street for any building or structure. 8. The paseageways between buildings shall be a minimum of' o ft wide. 9. All private streets shall meet the structural standardB of the Director of Public Viorks. 10. The width of all private streets shall meet the standards adopted by the Planning Commission. 11. The C.C. & R's shall contain a provision requiring owners and tenants to abide by the rules of the Association for use of the recreation areas, parking, etc., and such provision shall provide penaltieo for violation. 12.
