Untl east t Herewith is the Planning Commission recommendation for approval of Conditional Exception UV #743 for Decon Corporation, 1833 Bast 17th Street, Santa Anal Oalifornia. Said request involves exception to the Huntington beach Ordinance Code for Tentative Tract Yap 160 5560. The property is located approximately 540 feet west of Broohhurst Street and approximately 724 feet north of Hamilton Avenue and is zoned R-2 Two P&zily Residence District and 1-3 Limited Nultiple Family Residence District. The applicant* request is to construct a planned residential development consisting of 136 living units in said zone. By unanimous vote of the Planning Commissions Conditional Zzoeption UT #743 was approved and recommended to your Honorable Body for approval upon the following conditions: 1. A lighting system shall be instslled within the project and shall be equal in illumination to lighting on public streettr. A lighting plan shall be submitted to the Director of Public Works for approval. 2. No structures, other than those shown on the approved plot plan, shall be ooustructed within the project. Landscaping shall be installed throughout the commons areas and a plan of such landsoaping shall ba submitted for approval by the Flanning Coamiseion. 4. All utilities shall be installed un orground. 6. All private streets shall most the astnimum standards for planned residential developnent as adopted by the Planning Oommission. ?• Off-street parking facilities shall meet adopted Planning Commission Standards. 8. Parking conpounda sh.01 be sorsoned with a combination of fencing and landscaping. 9. The arrangement and access for all parking spaces shall conform to tha latest adopted Planning Commiosion Standards. 10. A plan which specifies trash pickup areas shall be ■u.ar- mitted for approval by the Director of Public Works. 11.
