Gentlement Herewith is the Planning Commission recommendation for approval of Conditional Exception UV #762 for Huntington Harbour Corporation, 16542 Chatham Place, Huntington Beach, California. Said request involves exception to the Huntington Beach Ordinance Code for Tract No 5202 and a portion of Lot No 174, Tract No 4880. The property in located on the north side of Warner Avenue znd 1600 feet east of Highway 1 and is zoned R•-1 Single Yamily Residence District. The applicarto request io to construct a condominium development conaieting of 100 living units in said zone. by unanimous vote of the PlarLnIng Commission~ Conditional Lxception UV #761 was approved and recommended to your Honorable Body for approval upon the following conditionst 1. Tract No 5202 uhall be reverted to acreage as provided for by Section. 11537 (b) of the Subdivision Xap Act. 2, After Tract 8o 5202 is reverted to acreage, a tentative tract map shall be filed on said acreage. 3. Units 41 and 42 will be eliminated along the Waterfront; 2. The garage buildings will be eliminated east of the Beach Club 1•_-cker rooms. These changes are indicated on the attached plan which is herewith submitted for your consideration.
