Use Yariance .,780 allows construction of a mobil home park1 300,feet north of Yorktown. Avenue-on the West side of Brookhurst Street, legally described as the soutK24 acres of the north 72 acres of the E 1/2, NE 1/2 of Section 6-6-10. This area is presently master planned for R-1 and is surrounded for the most part by R-1 dwellings. We have attempted through the Planning Commission to obtain more specific details, but this has'not bean provided since it was maintained that no details were available. This is somewhat disheartening, since after our many discussions you hove assured us that`cll'jin' r�natlon requested by us would be provided. Glen Mar valuation at present is from $20,000'to`$30,000 with an estimate by 6llfornia Federal Savings and Loan Association to increase in valuation by at least 25% by 1967. Therefore, we are somewhat concerned with the probability of a mobil home park depreciating the surroundings. W. Koll ,Tract, 1 checking to determine t .j purp m park, w find that there is no soil report in file as of Decem6er23, 1964 and we question what happened to this sail report. The soil report of the property in question, state the peat-bog condition varied in dept from 5 to 20'feet, but we hc.ve a reliable but unconfirmed report that a test boring taken 19 inches from the K . W. KoII Tract botteme'd out at 30 feet and there were stil l in peat, which again raises the question, what happened to the K . W. Koll soil report. Consequently, we again mus' conclude that something is missing. The streets arc planned to be 25 feet wide, yet a planned community must have streets 40 feet wide, with which we agree. Therefore, we feel that the 25 foot street is not justifiable and that the streets should meet the stand irds of tha city. In my dealings with you gentlarne'n, as the president of:Glen Mar Homeowners Association, in spite and because of our many differences of opinions, I have gained'respect;for your judgment. Based on our many discussions, I think you must admit that many.ti;nes, personally, and as ., spokesman for.Glen Mar, I have token u stand defending your actions based on the philosophy which you have implied to me . In writing this letter to.you q I 'request c very,hard, .longand close Look at this mobil home h, park and at the concept of including o mobil home park in an R-1 area. We also, must 'consider the development of the area adjacent to the'24 acres. If this mobil horns park is allowed,. then of course the next logical move is to allow entire-area to become a ma";;l home pail:. This mobil home PO if allowed, nay and possibly will constitute a considerable hardship on not just one family whose wealth is for above average, but upon hundreds of families in the middle income bracket, who have for more at stake . We the ,;.omc-owners and tax payers of this city look upon this 24 acres with extrerr:a'apprehension. Gentlemen' At the regular meeting of tha Huntington Beacb Planning Co=aission on September sj 21, 1965, the Commission approved a completer revised plot: plan and subsequent revisions to the conditions of UV 780 without the benefit of a public hearing and advertisement for same, by a vote of 4-2 (1 absent) . The action was taken in regard to a letter from and the appearance of Mr. Funk H. Ayres on behalf of the applicant. We herewith vigorously protest the action of the Commiscion and the represent- atives of the applicant, which we contend constitutes a ctreumvention of re- quired legal procedure, and submit the following as reasons for this protest. By thair own intention and request for approval of an entirely new plot plan, they, 'the representatives of the applicant, have said thaw the original, plet plan which UV 780 was granted for is unacceptable, and therefore, by their, own action are rendering the original intent for the variance, and UV 780 itrself, null and vo'l*d. Dorothy Lamb who is the owner of the property which is the subject of Use Variance No. 780 which variance is the subject of an appeal and is scheduled for hearing at 7:30 o 'clock P.M. on Monday, August 21 1965. I am going to be out of town on that date and will be unable to appear on Mrs. Lamb la behalf and, therefore, respectf7illy request that the matter be continued either to August 30 for hearing at an adjourned meeting. or September 7 at the regularly scheduled counail Meeting. Because of the apparent interest in this matter, I suggest the August 30 date.
