No. 820 R E C E E D A Y i � 6 CITY OF K HUNTII+IGUM Your Planning Commission, on Tuesday, April 6, 1965, heard testimony relative to the above numbered Use Variance No. 820 before them at the public hearing. There was no opposition to granting this variance from any of the surrounding properties, and our representative pre- sented to them the facts upon which this matter was brought to your attention. The peculiar nature of the previous planning, for the subject property required an unreasonable amount of dedication in order that Barton Drive could be connected to Queens Lane. In view of the fact that we did not have 300 feet of length at the 10-fcot set back line adjacent to the proposed eedi- cation, it was necessary that a minor modification be made to the required 60 feet of frontage for lots within the City of Huntington Beach, as is evident on the plot plan attached hereto and filed with Use Variance No. 8200 The buildings proposed for development on the subject property, precise plans for which have been filed, indicate that all of the objectives of the minimum width are being met by our proposed development, and it is only the details that require this variance. Some confusion exists as to a line inadvertani-ly shown as dividing proposed Lot 2, Tract No. 5891. It is the developer's intention to record Lot 2 and to build thereon two 4-unit apartments on the subject property. Further division of hot 2 is precluded by existing ordinances of the City of Huntington Beach.
