RE: CONDITIONAL EXCEPTION - UV ,f831
Gentlemen:
Herewith is the Planning Commission recommendation for approval
of UV 0831 for Huntington Harbour Corporation, 16542 Chatham
Place, Huntington reach, California. Said requ-.st involves
exception tc the Huntington beach Ordinance Code for Tentative
Tract Map Ncyb j.
The property involved is located westerly of Saybrook Lane and
north and south )f Heil, Avenue and is presently zoned R-1 Single
Family Aesidence 33istrict and ii_) Limited 1-11ultipla Family desidence
District.
:Nie applicants request is to construct a statutory condominium,
a private marina and re: ted parking and access facilities with
various exceptions to the Huntington Leach Ordinance Code.
Use Variance No 831 was anproved and recommended to your Honorable
Body for approval upon the following; conditions:
1. Access to the parking garage shall be redesigned to
provide for a passenger unloading Zone. Said re-
design shall Us. submitted to the Planning Department
for approval.
�+ A minimum parking rotio of .75:1 shall be provided
in the parking garage for each non._ condominiums Wat
slip. :laid parking shall, conform to City Standards.

3. All parking areas along Saybrook Deane, Humbol.t
Drive, and between Lots 1 and 4 of Tentative
Tract No 5963 shall be screened with a combination
of fending and landscaping,
4. All private streets shall meet the minimum standards
for planned residential developments as ad.opted
by the Planning Commission.
5. The amou.at of designated recreation space shall
meet the adopted Planning Commission Standards
6. The CC&R's shall be submitted to the Planning
Director and City Attorney for approval and said
CC&,als shall conl:ain at least the following provisions:
a. Recreation areb.s within the development shall
be reserved for, the exclusive use of residents
within the project and their non-paying guests.
b. Owners and/or tenants shall be required to abide by
Association rules and there shall be penalties for
violation of said rules.
c. Any interest in the common area.! ( including private
streets) Held b;; the individual parcel or con-
dominium unit owners can not be devised, conveyed
or dedicated ,,eparate and part from the devise
conveyance, a:.,id/or dedication of the individual
parcel or condominium unit for a life in being
plus 21 years, excepting this may be accomplished
under the s8aj.� conditions or grounds as are avail-
able under judicial partition.

7. There shall be no fence, structure, or landscaping
cons*-ructed or maintained over 3j feet high within
a 25 f t x 25 ft triangular area at the intersection
of streets.
8. All rights for development and construction of any
structures within the common f.rea not included in
the approved development plan shall be dedicated to
the City.
g. No structures, other than those ehown on the approved
plot plan, shall be constructed within the project.
10. Recreation facilities plan shall be submitted to
the Planning Staff for approval.
11. all streets within the condominium development shall
be private streets.
