Gentlemen:
At your July 19, 1965, meeting you referred Use Variance No. 835
back to the Planning . Commission for more study,,and a report.
Th.s variance, as you recall, applies to propert�r located at.
the northeast corner of Atlanta kvenue . and Brookhurst Street.
It is being developed by Essex Land Company.
Your instructions
Jul were received by the Planning Commission on
y h so they reconsidered UV #835 . al6ng' . with W #8432
which so happened to be on their agenda, and, for all ractical,
purposes is exactly the same as the R-.2 portion of, UV 8835.
Thus, the two 'use variances combined apply to 17.4 _ acres of
future; R-2 property and 10.4 acres of future R-1 property.-,..
Incidentally, this whole issue is easilyy. confused because there
are two - tentative tracts (5978 ,and 6025), two zone cases ('520
and 522) and the two use variances all in the "mill" at the
sarte time on the same piece of property.
At their public hearing the Planning Commission addressed
:themselves to, all items of the use variances and they placed
particular emohasis on the question of a 10 ft. setback for
straight-in driveways . They feel that the overall concept is

provided.'., Thus s. the R-•2 portion of the project 'will have 93..
units with 22 ft. setbacks and 69 units with 10 ft. setbacks .

The Commission would like to emphasize that they view
this project as one superior in design to a typical duplex
development, they view it as an experiment and all basic
criteria of good-design has been met with the possible_ ex..
ception of 10 ft. straight-in driveways . You. will find plans
of the project enclosed with this transmittal.
The Planning Commission recommends approval of Use.,•Variance 835
and Use Variance 84J with the following conditions;

Gentlemen:
Herewith is the Planning Commission recommendation for
approval of W #835 for Essex Land Company, 10889 Wilshire
Bled. , Los Angeles, California. Said request involves
variou3 deviaticnta to the R-1 Single gamily Residence District,
R�2 Two Family Residence District and Cw2 Community Business
Liotrict .requirements and the Subdivision Ordinance for
Tentative Tract Map No 59?8.
The property involved is located on the northeast corner of
Brookhuret Street and Atlanta Avenue and is presently zoned
R-A--O Residential Agriaaltweal District.
The applicants request is to construct a single 'femi.ly
and two family development with various exceptions to the Hunt-
ington Beach Ordinance Code .
Use 'Vari.anc�, No 835 was approved with certain deletI.ons agreed
to by the applicant and recommended to your Honorable Body for
approval upon the following conditions :
