This variance , W, you recall , applies to property located at
the northeast corner of Atlanta Avenue and Brookt,urst Street.
It is being developed by E-,sex Lend Company.

All units will have straight-in driveways and those with
10 ft setbacks will have electronic door-openers .
It should be noted that all streets within the reject
will be to CityStandards . A parkingratio of 9 to 1 for
units with a 1 ft drivew d a ratio f 4 t 1

Another issue that came up during public hearing centered
around c+onmon-well construction with building separations
on every other lot or, stated another way, on every fourth
unit . The walls will be of masonry construction and the
Fire Department has reviewed the plan and found it to be
acceptable from their point of view.
The Commission would like to emphasize that they view
this project as one superior in design to a typical duplex
development , they view it ,as an experiment and all basic
criteria of good design h;i-; been met with the possible ex-
ception of 10 ft. straight- in driveways . You will find plans
of the project enclosed with this transmittal .
The Planning Commission recommends approval of Use Variance 835
and Use Variance 8,%3 with the following; conditions:
Use Variance __NR,035
Parcel 1: 1) A 10 ft . minimum front yard setback for
fences not over 6 ft. in height and for
.rages with a side approach; however,
for garages which are entered directly
from the street a 22 ft . setback shall
be provided.
2) Lots within each block shall average 60 ft.
in width with 6000 sq. ft. of lot area and
the minimum lot shall not be less than 50 ft.
wide with 5000 sq. ft . of lot area.

3) A minimum of 3 ft. side yard on one side
of a tot provided the abutting side yard
of the adjoining lot is not less than 5 ft.
4) 1.5 ft . minimum rear yard setback on irregular
shaped lots and on other lots only where a
front patio is provided. The patio shall be
defined as a paved area enclosed with a fence.
5) On cul-de-sac lots a minimum Lot width of
60 ft . shall be provided at the front set..
back line .
6) ALL provisions of the Huntington Beach
Ordinance will prevail where less restrictive.
Parcel II : l) A complete plot plan of the private swimming
and tennis club shall be submitrad for
approval by the Planning, Building, and Fire
Departments . Said private swimming and tennis
club, together with the normal appurtenances
and facilities , shall be limited to the members
anti their authorized guests , which may include
the Limited sale of tennis and swimming equip-
ment and apparel and dispensing food and
beverages to the members and their authorized
guests .
Parcel III : 1) A 10 ft . minimum front yard setbacks for
fence; not over n ft. in height. The drive-
ways shall. be straight and their minimum
width shall he 16 f t .
?) A 15 ft. minimum front yard setback for fences
over 6 ft. in height except when abutting a
garage with a setback of less than 15 ft. in
which event the fence shall be no closer to the
street than the front of the garage.

Drive , "D" Circle and "E" Circle shall. be 40 ft.
11) Lot No 99 shall be improved at the time parcel #3
is developed .
Use Variance No 843
1) A 10 ft. minimum front yard setback for fences
over 6 fc. in height .
2) Lots within each blok shall average 60 ft. in
width with 6000 sq. ft . of lot area and the
minimum lot shall not be less than 50 ft. wide
with 5000 sq. ft. of lot area. All provisions
of the Huntington Beach Ordinance will prevail
where less restrictive.
