Photographs were taken by Sgt. .dreher,, showing the general location and the inside of the lot, I The Storage Lot is approximately 100 feet wide by -300 feet''long and fenced with a ' foot high wooden fence. Ty is sittuutad' to.'thb rear of Handic Motors Used CaT- Lot and is approximately 200 feet back from Ili ghway 39. The general location is on the east side of Beach Boulevard, approaivatoly one (1) block north of Yorktown Avenue, The lot ie bounded on the north by a vacant field,, on the east by a• vacant field, and on the ,•, ou.tli by' a two--story residence and small businesses. The west side which is 'the en- trance and Used Car Lot is fronted by Beach Boulevard. The lot and fencing material at this time are in veiY good aonditiow; . At the present time,, there are 39 care stored` on the`tot. Dir, Kriinp ioltz states that at any one time, they should never have ovrr, 50 cars in iihe storage area, and at no time would they be stacked on top 'of each other or visible from outside the fenced area. The storage area is very difficult to see from the highway and a passing motorist would not know that a storage lot exists. The opening to the storage lot is about 15 feet wide and u sliding gate gill close this off made of the same material as the rest oi, the wood feaoifigi and when it is closed it will be difficult to see the tars stored at this location. On February 21, 1y661 two memrprs of the City Council of Huntington Beach, in the absence of two other members, voted to porno u use variar_c a for a "damaged :ar storage yard." on Deaeh Blvd. By no voting these two councilmen have ignored the reco=. endations of the Urban Land Institute. Last ,year the City of Huntington Beach paid $30,000 tothese higbly qualified experts. To ignore them would be a caste of time and money. It. is time that, the members of the City Council back their effunive praise of the Urban Land Institute study with actions. As taxpaying citizens and concerned voters, the members of the Hunting- ton Coast Homeovners Association strongly urge the City Council to go. on record as supporting the Urbiui Land Institute recomaendations and this Plarn rmai ing Coesion of the City of Eiunting9ton Peach by denying this variance permit . Feb.1 rth 11966 , To the city council; r Dear Sirs' We understand that on Feb. 2Ist a hearing is to be held in regard to a "caret storage business conducted by a Mr Mandic This bus- iness is established or(wishes to do co ) on Beach Blvd,& York mown. Because of our working at the t1rile of set hearing ,we cannot be present ,to protest and thus we are sending this letter to voice our ;4 opinion. As to the selling of " yew and used" cars ;we do not protest; but as to "cart' storage which in time could easily become a n jurAk yard." we do not want this in the area. It is not In keeping with the business establishments now appearing on the Blvd. ,and would be a dbtft!int ment to the area. We are concerned ac' a city,to beautify it I feel that a "car storage" center is not in keeping with this . There are a number of. sites more suitable to Mr Mandicst purpose than to have this on Beach Blvd. ' ResPe.ctfully, Mr & Mrs A'9 Kimbrough 1936I Bch. Blvd; ' . . V. 886. We otitin 18 P P p Y N acres which lies between Garfield and Yorktown and a portion of ;which abuts the above-mentioned property to the west. We have an approved tentative U tract map on our• property and proposed to bui id 183 one and two-story homes , IL in the price range of $30,000 to $35,000. These homes will not be compatible . N with a junk yard. 0 QT;le use as proposed will adversely affect the value of both the resi - dential and the commercial property in the area. This type of use will make 4 it esser:tially impossible to finance the construction of either house or . Z commercial buildings. it 0 Screening hails will not eliminate the undesirable appearance of the junk yard, as a majority of these buildings to be constructed, be they houses_ Qor commercial , will be two stories high. U It would seem to be much more reasonable to hive this type of use W placed in an industrial area or in area where such ja .use already exists, _ such as along Golden West Street rather than along the ijor highway leading 14 into Huntington Beach which is the wir,dow of the coma:unity far over thirty athousand cars a dar. In conclusion it is respectfully requested that your, honorable bogy deny this use as it is detrimontal to the abutting property owners and to. . the overall co,•m.uni ty. {fir Y r•V tr y your crt C.
