RE: CONDITIONAL EXCEPTICy - UV #871.
Gentlemen:
Herewith is the Planning Comminsion recommendation for
approval of UV #871 for Mills Construction Co., 2610 East
Carson, Lakewood I CA lif ornia. Said request involves various
deviations to the R-2 Two Family Residence District require-
ments and the Subdivision Ordinance. for Tentative Tract Map
No 59 04 .
The property involved is located on the southeast corner of
Heil Avenue and Algonquin Street.
The applicants request is to construct a single family
development with various exceptions to the HuntingtonBeach
Ordinance Code.
Use Variance No. 871 was Approved And recowmended to your
Honorable Body for approval upon the following conditims:
1. Lots within each block shall average 60 ft. in width
with 6000 sq , ft. of lot AryeA and the minimum lot
shall not be less than 50 ft. wide with 5000 sq. ft.
of lot area.
2, All streets shall comply with standards proposed by
the Department of Public Works and N65)

the Planning C mAssion (August 3, and City
Council (September 7, 1965).
3. The minimus► front yard shall be 10 f t . except the
minima front yard for garages entered directly
from the street shall be 22 ft.

4. The minimum side yard shall be 3 ft. provided the
abutting side yard of the adjoiningot is riot less
than S ft. and further provided no architectural
feature shall be located closer than 30 inches to
the property line.
5. A 15 f t . minion rear yard setback on irregular
shaped lots and on other lots only where a front
patio is provided may be permitted. Patio shall
be defined as a paved area enclosed with a fence.
6. A full-grown tree, at approved by the Park Supervisor,
shall be planted In the front yard of each lot and
In the exterior side_ yard of each corner lot.
