RE: CONDITIONAL EXCEPTION - UV #876.
Gentlemen:
Herewith is the Planninp, Commission recommendation for
approval of. UV 0876 for Luxury Homes, Inc. 905 N. Euclid
Avenue, Anaheim, California. Said request involves varioui
deviations to the R-2 Two Family Residence Dlstri�,U require,•
ments and the Subdivision Ordinance for 'rentative 'tract Map
No. 5855.
The oroperty involvoc9 is located on the sou;:heast corner
of Slater Avenue and Edwards Street.
The applicants request is to construct a single fancily
development with various exceptfons to the HuratinQton Beach
Ordinance Code.
Ilse Variance No. 876 was Approved and recom*nded to your
Honorable Body for Approval upon the following conditions:
1. Lots within each block shall average 60 ft. in
width with 6000 sq . f t . of lest area and the
minim=, lot shall not be less than 50 ft. wide
with 5000 sq. ft. of lot. area.
2. All streets shay? comply with standards proposed
by the Department of public Works and approved
by both the Planning 'Commission (Aulust 39 1965)
and City Council (September 7, 1965).
3. The Minimum front yard shall be 10 tt . except
the minimum front ;hard for garages entered directly

4. The minimum side yard shall be 3 f t , provided the
abutting side yard of the adjoining iot is not
less than 5 ft. and further provided no architectural
feature shall be located closer than 30 inches to
property line.
5. A full -crown tree, as approved by the Park Supervisor
shall be planted in the front yard of each tat and
in the exterior side yard of each corner lot.
