RE: CONDITIONAL EXCEPTION - UV #881.
Gentlemen:
Herewith is the Planning .commission recommendation for
approval of UV #8$1 for sunbeam Homes, Inc., 6303 Wilshire
Blvd., Los An,eles, California. Said request involves various
deviations to the R-2 Two Family Residence District require-
ments and the Subdivision Ordinance for Tentative Tract Map
No. 5613.
The property involved is located on the east side of Bushard
Street, 772 ft. north of Adams Avenue.
The applicants request is to construct a single family
development with various exceptions to the Huntington Beach
Ordinance Code.
Use Variance No. R81 was approved and recommended to your
Honorable Bodv for approval upon the following condi t ions :
1. Lots within each block shall average 60 ft. in
width with 6000 sq. ft. of lot area and the minimum
lot shall not be lass than 50 ft. wide with 5000 sq.
f t . of lot area.
2. All streets shall cow ly with standards proposed h the Department of Pub . is Works and approved by bath
the Plaruuing �Comi.ssion (August 3, 19b5) and City
Council (September 7, 1965).
3. The minima f ront yard shall be 10 ft. +except the
miniam front yard for garages entered directly
from the street shall be 22 ft.

4. The minim= side yard shall be 3 ft. provided the
abutting side yard of the adjoining �ot is not lose
than 5 Et. and further provided no architectural
feature shall be lc^sted closer than 30 inches to
the property line.
5. A 15 ft. minimum rear yard setback on irregular
shaped lots and on other lots only where a front
ppatio to provided may be permitted. Patio shall
be defined as a paved area enclosed with a fence.
6. A full-grown tree, as approved by the Perk S!tpervisor,
shall be planted in the f;-ont yard of each lot and
in the exterior side yard of each corer lot.
