Archer and I visited Mandic's Storage lot at the above location. The location and condition was found to be as indicated below. Photographs vere taken by Sgt. Archer, showing the general l of �� , ' m and the inside of the lot. The Storage Lot is approximately IGO feet ride by 30 feet long and fenced with a i toot high wooden fence. It is situated to the rear of Mandie Motors Used Cur Lot and is approximately 240 feet back from Highway 39. The faneral location is on the east side of Beach Boulevard, approximately one %1) block north of Yorktown Avenue, The lot is bounded on the north by a vacant field, on the east by a vacant field, and on the south by a two—story residence and small businesses. The wrest side which is the en— trance and Used Car Lot is fronted by Desch Boulevard. The lot and fencing material at this time are in very good condition. At the present time, there are 39 cars stored on the lot. Mr. KrumphoIts states that. at any one time!, they should never have over % care in the storage areu, and at. no time would they be mtacked on top of each other or visible from outside the fenced area. The storage area i a very di f f i ni 1 t to see from the lli ghvey and a passing motorist would not. know that a storage lot exists. To the city council : Dear Sirs : We 'understand that on Feb. 21st a hearing is to be held in rogard to a "car" storage business conducted by a Mr Mandic. This bus- iness is established or(wishes to do so) on Beach Blvd,& York Town. Because of our working at the time of set hearing,we cannot be present to pretest and thus we are sending this letter to voice our opinion. As to the selling of "new and used" ears ;we do not protest ; but as to "car" storage which in time could easily become a " unk yard" we do not want this in the area, It is not In keeping with the business establishments now appearing on the Blvd. ,and mould be a doftl4nt went to the a:•ea. We are concerned as a city,to beautify it I feel that a "car storago" center is not In keeping with this. We own 38 acres which i ;es between Garfield and Yorktown and a portion of which abuts H the above--mentioned property to the west. We have an approved tentative tract map on our property and proposed to build 183 one end two -story homes i in the price range of $30,000 to $3$,000. These homes will not be; compatible e with a junk yard. 0 The use at ;proposed will adversely affect the value of both the resi- dential and the Commercial property in the area.
