NOTICE IS HEREBY GIVEN that a pub-
lic hearing will be held by the City
Planning Commission of 0& City of
Huntington Beach in the Council Cham-
ber of the City Hall, Huntington Mach,
California, at the hour of 7:30 o'clock
P.M., on Tuesday, the 16th day of Orto-
Per, 1962, for the purpose of considering
a petition for an Area Variance to requla-
tions of the Dirstricting Ordinance.
To cllow: 1. Waiver of XSO per lot park
site contribution.
2. Waiver of requirement that
all lots abut a street.
3. Lot sizes and widths leas
than the minimum 6000 sty.
ft. and 60 It. required by
the Subdivision Ordinance,
4. To al?ow rear yard to be

The property is located at the
northwest corner of Adams Avenue
and Brookhurst Street and legally
described as being 'he SEi/4 o! the
SE1/4, except the S'ly 517 ft. (more or
less) of thn E'ly 1041 It. (more or
loss) of Section 6, T.6.S., R. 10 W.
All Interested persons are invited to
attend said hearing and ex➢ress their
opinions for or against granting the
proposed Area Variance requested by
said petition.

Herewith is the Planning Commission's recommendation of approval
of Use Variance 485 for the Huntington Beach LAnd Co.
The property involved is located at the northwest corner of Adams
Avenue and Brookhurst Street and is presently zoned R-3. The
applicant proposes to construct a series of nn:lti.ple f.-rrily dwellin;,s
known generally as Town Houses, Each individual unit is pronosed to
be owned separately, together with the parcel of land upon which it
is located, thus necessitating; approval of reducini; lot sizes to
approximately 1000 square feet. The owners of the units will also
have a common ownership in the remaining area of the development,
along with all other owners in the project, which includes the
roadways, common 'green areas, and recreational facilities.
Also included in the variance is the request to waive the require-
ments that all lots abut a street. In this case, there is only one
private street in the development, but each lot will abut a driveway
that connects to the street. Each lot will have adequate vehicular
access from these driveways which technically are not streets. Since
a means of vehicular access is provided to each lot-, approval of
part of the request is reconnended by the Comn•,i.ssion.
The third portion of the variance to be considered by the Council is
the request to waive the $50 per lot park and recreation fee. "'he
applicant felt that adequate recreational facilities were being
planned as part of the project to meet the needs of the residents.
These facilities include several swimming pools and a small play
ground area. The Commission felt that due to a reduction in lot
sizes there were many more lots in the tract and that $50 for each
lot would be excessive. Therefore, it is their recommendation that
the developer pay the park fee on the basis of the number of 6000
square foot lots that the property could be subdivided into.
