SUBJECT: Proposed "H" Item for the April 19, 1999, City Council Meeting
Property at the Northeast Corner of the Intersection of Beach
Boulevard and Atlanta Avenue
The city is currently reviewing an application for an 87-unit, detached single family
residential condominium development on approximately 10 gross acres located on the
northeast corner of the intersection of Beach Boulevard and Atlanta Avenue. The
subject property has a General Plan Land Use designation of RM-15 (Residential
Medium Density) and is zoned RM (Residential -Medium Density) which permits a
maximum density of 15 dwelling units per net acre. Because this property is the last
large infill site along Beach Boulevard surrounded by existing residential development,
and to help meet our housing goals, I would like to request that the City Council support
a motion to direct staff to initiate a General Plan and zoning map amendment to RH
(Residential High Density) on the subject property. This will permit a maximum density
of over 30 dwelling units per net acre.
