The City of Huntington Beach is soliciting Statement of Qualifications and Bid Proposals
from developers interested in the acquisition and development of a parcel loca-ed within 4
the City of Huntington Beach designated as Single Family Residential Development-

The City will entertain proposals for the site submitted by the deadline stated below. The r
City reserves the right to refuse all bids. Additional information regarding the site is as
follows:
SITE DESCRIPTION

1. SIZE: Approximately 6 acres; essentially flat.
2. LOCATION: South of Heil Avenue, west of Goldenwest St..
3. GENERAL PLAN: Residential. •
4. ZONING: R-1 (see attached) No Zone change will be considered.
5. ACCESS: South on Fountain Lane from Heil Ave. to Dale Vista
Lane.
6. UTILITIES: Sewer - 8" Service in Avenue
Water - 8" Service in Avenue
Electricity - Available
Gas - Available
7. SOILS: An Extensive report of the parcel is available upon request. Area
contains a large arnount of peat. However, no warranties or representations
regarding soils are made or implied. Some uncompacted fill present on site.
8. SURROUNDING LAND USE: The property is surrounded by single family ,
residences except as it borders Dale Vista Lane on the West and the N.E.
corner bordering Irby Park.
9. CURRENT LAND VALUE: Estimated at approximately $10.50/sq. ft.
10. No deposit is required during bidding process.
11. DEPOSIT: The City will require a non-refundable deposit at the initiation of a
120-day Exclusive right to Negotiate Agreement. The amount of this deposit
will be $25,000.00 which may be applied to subsequent purchase price.
