the area was more suitable for small truck farming and that an environ-

ENVIRONMENTAL STATUS:
Pursuant to provisions of the California Environmental Quality Act of

under Class I (c) , minor alterations to existing streets where the
activity will not involve removal of a scenic resource.

t 3 . 0 SURROUNDING LAND USES AND ZONING: i?
All of the properties located to the east and west of both Lynn and
Green Streets are zoned for residential development. Medium iligh
Density . (R3) is located south of Warner Avenue, Medium Density (R2)
is located between Warner Avenue and Los Patos Avenue. The properties
located just north of Los Patos is zoned Low Density Residential (R1) . r'
They Land Use Element of the General. Plan reflects the same land uses
as the Zoning . Development of this area is sporadic but it does comply
with the existing zoning.
A 32 lot R1 subdivision has been proposed between Lynn- and Green Streets
and will take access off of these two streets.

Proposed Precise Plan of Street Alignment 77-1 will provide a mechanism
�.' fo: the City to require and accept dedication of right-of--way so that
street improvements may bc1 made. As previously mentioned , the streets
