Where the earlier resolution referenced the Oldtown/Townlot regulations for the maximum height and rear yard setback requirements , now the resolution explicitly states the maximum height allowed . Item No . 3 contains the height provisions, including the twenty- five foot setback fror,. the front propert ;r line for structures over twenty-two feet in height ( tha iemains unchanged ) , but deleting any requirev.ent for an increased setback from the :ear property line . Rear yard setbacks wi ' 1 be governed by the provisions of the Downtown Specific Plan for D12trict Two , including the required third story setback , which is a minimum of t,n feet from the second floor facade . The reference to the rear yard setback requirements of Oldtown/Townlot has been deleted fror. the resolution since the resolution states that all standards of the Downtown Specific Plan Ishall apply except as specifically included. XLeat*a - 12/2/S4 -2- i0d The Commissioners discussed the proposed devvlopmant and felt that there are tighter restrictions imposed on developing single-family residences then there are on multi-family residences in this area.
