ATTN: DOYLE MILLER, City Administrator RE: CODE AMENDMENT NO. 66-9, an amendment to Division 9 of the Huxjti ton Reach Ordinance Code, recommending adoption of a emergency ordinance by the City oC u`ncil. Gentlemen: Transmitted herewith is a proposed amendment to Division 9 of the Huntington Beach Ordinance Code. Said amendment pertains to the R-A Residential Agricultural District and generally proposes to increase the minimum lot size to one acre, in`c"tease the minimum lot frontage to 150 feet, lower the maximum density to one dwelling unit per_1ot_ and amend the setback for accessory buildings. The Planning Commission unanimously approved this matter on June 7, 1966, and recommends adoption by your Honorable Body. The Code provides that a public hearing shall be held on the matter after which an ordinance may be adopted effecting the change. Respectfully bmitted, K. A. Reynolds, Planning Director and Secretary KAR/bd Encl: Code Amendment No. 66-9 Section to the following sections of Division 9 of the Huntington Beach Ordinance Code are hereby repealed: S. 9601.4.1 S. 9601.4.1.1 S. 9601.4.3 S. 9601.4.3.1 S. 9602.1.1.2 (c) S. 9603.4.2 S. 9603.4.2.1 S. 9603.4.2.2 S. 9603.4.2.3 S. 9603.4.2.4 S. 9605.3.1 S. 9605.3.2 Section 2. the following sections of Division 9 of the Huntington Beach Ordinance Code are hereby renumbered: S. 9601.4.2 to S. 9601.4.1 S. 9603.4.3 to S. 9603.4.2 S. 9603.4.3.1 to S. 9603.4.2.1 S. 9603.4.3.2 to S. 9603.4.2.2 S. 9603.4.3.3 to S. 9603.4.2.3 S. 9603.4.4 to S. 9603.4.3 S. 9603.4.5 to S. 9603.4.4 Section 3. the following sections of Division 9 of the Huntington Beach Ordinance Code are hereby amended, and as amended shall read in words and figures as follows. So 9600 RA Zone, Intent. This zone is intended to provide a transition between the present agricultural activities and possible development to other uses. It is further intended that, prior to development, any land in the RA zone will be rezoned to conform with the Master Plan of Land Use and said land shall not be subdivided for residential, commercial or industrial purposes until it is rezoned. So 9602.1 Minimum Lot Area. The minimum lot area shall be one (1 —acre. S. 9602.1.1.1 Any legally divided parcel of land existing on the effective date of Section 96G2.1, and held under separate ownership on that date, may be used as a building site. So 9602.1.1.2 Any legally divided parcel of land which is under one ownership and consists of two or more lots, each having less than one (1) acre, shall be considered a legal building site provided the following conditions are met. (a) Said parcel of land shall abut a dedicated street or vehicular easement. Said easement shall meet the requirements of Section 9606.6. (b) Said lots were legally divided and recorded prior to the effective date of Section 9602.1. So 9602.2 Mixlimum Lot Width. The minimum lot width shall be 150 feet, .Said lot width shall be measured at the front setback line. So 9602.3 Maximum Density. The maximum density shall not exceed one dwelling unit per lot S. 9602.4 Lot Coverage. The ground floor area of all roofed structures shall not occupy more than fifty (50) percent of the lot area. So 9605 Accessory Buildings° The total aggre- gate floor area of all accessory and main buildings shall not exceed the maximum percentage of lot coverage as pro= vided in S. 9602.4.
