This case proposes to change the zone on approximately 15 acres Lf land situaredP roximately, 1720 feet south Edinger Avenue and 1320 feet, west of Algonquin Street in the Huntington Harbour Develop- ment, from R-1 Single Family Residence District to k-3 Limited Multiple Family Residence District . This request is essentially in conforman:a -with file adopted Master Plan for Huntington Harbour . The City Planning Commission held a public hearing on the matter on January 7, 1964, at which time the applicant ' s engineer agreed to answer any questions concerning this proposal. By unanimous vote of the City Planning Commission, Zone Case 398 was approved- and recommended- to your Honorable Body for adoption. This case p~oposes to change the zone on 6. 20 acres of lad situated on the north side of Clay Avenue between Delaware and 17th Streets from R-2 Two Family Residence District to R-3 Limited Multiple Famnily Residence Disttict . l There is an approved tentative map on this parcel designed for medium density development and a conditional exception has also been con- sidered and approved with the condition that it not be effective until the tract is recorded . The exception will allow a slightly higher density development but atilt within the Limits of the R-2 zone. The City Planning Commission held a continued public hearing on the matter on k ebruary 4, 1964, at which time the developer and his agent both explained their plans for the development of this property.
