Zone Change No. 71-25
Applicant: Diversified Shopping Centers Inc.

The Staff has reviewed Zone Change Mo. 71-25 And offers the following in-
formation for your consideration:
1. This application proposes to rezone approximately .5 acr-ts of land
located on the east side of Bolsa Chico approximately 203 f t. south of
Heil Avenue adjacent to au. existing C:2 parcel of land from R2 Two Family
Re3ldence Dis::rict to C2 Commu�xity Business Distrkt.
2. Property to the east is zoned R2 And is vacant. Property to the north
is zoned C2 and developed with a small co=ercial use. Property to the
Nest is -oned C2 and vacant at this time. Said C2 proporties were
rezoned in 1964. Property to the south is zono d III and • :.cant also.
` The C4 parcel on the southeast corner of Bola& Chico Street and Heil
Avenue is developed with a service station,
3. The applicant hem stated on his application that lie is requesting this
zone chenge to allow the development of a Well plann-�d neighborhood
shopping center. lie also stated this additional 50 ft. in width is
needed to properly plan the building configuration And provide adequate
parking for the proposed development.
4. It. should be noted that the applicant hoe not filed +auy application to
permit construction of subject shopping center.
5. The ifester Plan of Land Use has =,ester plonned a small portion nt this
Intersection as Commercial Office and Retail . The portion encompassed
within tl,!.i zone: c request is shoum ns Ifedium Density hesldent.lal.

line .
