The Staff has reviewed Zone Change No. 71-30 and offers the following
information for your consiftration:
1, Th+.s application is a request to rezone a 19 Acre parcel of land
located at the southwest corner of Neil Avenue and Cothard Street
from III Light Industrial District to R3 Limited Multiple Family
Residet::e District to facilitate construction of a G-plex subdivisiun.
2. Subject property is within the Central Industrial :area which was studied
by thf: Planning Department and Planning Commission in 1970 at which
ti;te it was agreed that the Ml classification was proper. It is
1101n Study Area "D" of the Master Plan of Land Use u4i1ch will be
reviewed by the Commission at the last Study meeting in September or
the first Otudy meeting in October. The Staff', proposal is for
the property to remain in an Industrial class ZicatIon.
3. In the post, the Commission has stated that they intend holding the
line on indust0al zonit►7 in this area at its present confii,uration
with exception of the; property front'.tg on Edinger Avenue.
4. The Staff feels that this parcel In, suited for industrial development.
and that the industrial classification -should be pre!,crved to avo<<1
the possible erosion of this area ar. a vital pn:t of the City',
industrial base.
I.n view of the above inforrruit+on, the Staff rert! denial of Zune
Chaztgc No. 71-30.
